Find different, creative ways to market the properties you are selling, and you will immediately attract the attention of potential buyers. Use the Internet in your marketing campaign to tie everything together and reach a different, more tech-savvy type of audience than you will with traditional print ads.

Sites such as Twitter and Facebook aren't just social networking sites for college students anymore. Social networking is a great way to market yourself as a realtor, your business or the properties you manage. Create a Facebook and Twitter site in your name or in the name of your business. Link to interesting articles about the real estate industry, articles and blogs on find a real estate agent, advice on house hunting and any other important or relevant information you see. Also, list properties that you have available with a catchy description before the link. Make these homes sound like a cozy home that potential buyers can settle into for the winter. Point out that you have a house in the perfect neighborhood for trick-or-treating or with the perfect porch for pumpkin carving. Offer to meet with buyers and buy them a free coffee, apple cider or piece of pumpkin pie. Or offer lunch to prospective buyers who meet with you to discuss openings. Really connect with your audience and build a relationship, and you'll see a difference in your sales.


Video


Utilize YouTube to present the houses you have available online. Invest in a camera, and practice your filming skills, because video tours could very well make the difference in making a sale. Video every room of the house and upload it to YouTube. Once again, as you are making this video, appeal to the buyers who are looking for a place for fall. Point out the fireplace, which would be cozy for those crisp autumn nights, or the extra room that would make a great room for sewing Halloween costumes. Create a YouTube channel that matches your Facebook and Twitter names, and link to your videos from those pages.

Create seasonal listings of your homes you have for sale. For instance, use a graphic designer or editing program to add a few pumpkins on the porch of your house,and a few kids in costume knocking on the door saying, "Trick Or Treat."
